Campaigns, real estate BI and ERP integration

The module's three reading and wiring screens: acquisition campaigns with cost and cost per lead attributed by utm_campaign, the BI dashboard with funnel, sell-through rate, no-show and revenue, and the integration that links developments and units to your ERP so you can read data from it.

Once inventory and sales are running, two questions are left: what it cost to bring in each lead, and how the operation is doing as a whole. And for anyone who already runs a real estate ERP, there is a third: connecting the two worlds. That is what Campaigns, Real estate BI and ERP are for.

Campaigns

Open Campaigns and click New campaign. Fill in the Name, the Channel, the Cost and the utm_campaign value, for example tower-a-launch. A campaign is Active, Paused or Closed.

Attribution runs off the utm_campaign recorded on the lead, so the campaign reads the same lead funnel the rest of the CRM uses instead of creating a parallel capture path. The list shows Leads and Cost per lead calculated from that.

💡 Use the same utm_campaign value in the ad and in the campaign here. If the two do not match, leads still reach the CRM but are not attributed, and cost per lead is left without a denominator.

Real estate BI

Open Real estate BI to read the whole operation on one dashboard. The metrics are:

  • Leads, Proposals and Sales, the funnel counts.
  • Lead to Proposal, Proposal to Sale and Lead to Sale, the conversion rates as percentages.
  • Sell-through rate, the share of units sold against the total put on the market.
  • Units sold, the absolute count behind the sell-through rate.
  • No-show, the share of scheduled visits where the customer did not turn up.
  • Won revenue, the value of the sales that closed.

Every rate is calculated to two decimal places and guarded against a zero base: with no leads in the period, conversion reads zero instead of an error or a meaningless number. The figures come from your own lead, proposal, visit, unit and sale records, with no external service involved.

Example: In the launch month of the Aurora Residences, the dashboard shows 412 leads, 68 proposals and 19 sales. Lead to Proposal lands at 16.50%, Proposal to Sale at 27.94% and Lead to Sale at 4.61%. With 19 of 120 units sold, the sell-through rate is 15.83%. The tower-a-launch campaign brought in 260 leads at R$ 39,000.00 of cost, or R$ 150.00 per lead.

ERP integration

Open ERP to connect the module to the developer's management system. The recognized providers are Sienge, Mega and a generic ERP, and the entities are Development, Unit and Price list.

  1. Click New link, pick the ERP, the entity and the matching record in SellioCRM.
  2. Enter the ID in the ERP and, if you have one, the code in the ERP, then save.
  3. Use Sync to read the entities from the ERP and record the reads.
  4. Follow along in Links and in Recent reads, which show the last read for each record.

The integration is read-only: SellioCRM reads from your ERP and never writes to it. Reads are recorded in a way that syncing again with the same data duplicates nothing. To link a unit, enter its identifier in the field provided; the development picker only applies to the Development entity.

💡 The ERP connection is set up in Settings, under Integrations, with the credentials of your own system. With no active integration, the screen tells you that no ERP is connected and nothing was read: the module stays inert instead of pretending it synced.

Common questions

Removing a link only undoes the connection between the CRM record and the ERP one; no data is deleted on either side. Deleting a campaign removes the record and its cost, but the leads it brought in stay in the funnel, because they are records in their own right. If a BI metric looks too low, first check whether visits were marked as completed and whether proposals moved out of Draft: the dashboard counts what was actually recorded.
