Client portal and broker portal

Two public portals, one for the buyer and one for the broker, with sign-in by emailed link and no password. The buyer follows proposals, contracts, inspection and construction progress; the broker sees their own proposals, sales and accrued commission. You control who gets in through a list of authorized emails.

Buyers and brokers are not users of your CRM, but they still need to see their own part of the story. The two portals solve that without creating a login, a password or a license: whoever is authorized enters their email and receives an access link.

How access works

Access is a list of authorized emails that you maintain. The person opens the portal page, types their email and receives a link that is valid for 30 minutes. Clicking it signs them in, and the session lasts 14 days. On every access the system checks again whether that email is still authorized and active, so deactivating or removing it cuts access immediately, with no need to wait for the session to expire.

The response to a link request is always the same, saying that if the email is registered the link has been sent. That is deliberate: it stops anyone from using the portal to find out who your buyers are.

💡 Every session is bound to one person. The buyer portal serves only that buyer's data and the broker portal only that broker's, even if someone tampers with the address. There is no portal screen that shows the whole database.

Giving a buyer access

  1. In the Real Estate menu, open Client portal.
  2. Click Authorize access, pick the buyer and enter their email.
  3. Use Copy link to grab the portal link and send it to the buyer.
  4. To suspend access, use Deactivate; to end it for good, use Remove access.

Each authorization shows whether it is Active or Inactive, along with the Activate, Deactivate and Remove access actions.

What the buyer sees

The buyer portal is called My property and has four blocks: Proposals, Contracts, Inspection and Construction progress. Only the construction updates you published show up. When a block has nothing in it, the portal says so plainly, for example No proposals, instead of showing an empty space.

Giving a broker access

  1. In the Real Estate menu, open Broker portal.
  2. Click Authorize access, pick the broker and enter their email.
  3. Use Copy link to grab the link and send it to the broker.
  4. Deactivate cuts access right away.

What the broker sees

The broker portal is called My dashboard and shows Accrued commission, My proposals and My sales. Brokers see their own balance and their own deals. They do not see a colleague's commission, the developer's cost or the unit's margin.

Languages and branding

Both portals speak ten languages and pick the language on their own from the visitor's browser, falling back to English when there is no clue. The pages show your organization's name, and so does the email carrying the access link.

Example: Alvorada Developments authorizes maria.santos@email.com as the buyer of unit 802 and sends her the link. Maria types her email, gets the Portal access message, clicks it and sees the accepted proposal, the signed contract and construction at 47% in the structural phase. The same day, broker Bianca signs in to the broker portal and sees R$ 11,160.00 in accrued commission across three sales. When Bianca leaves the agency, her manager clicks Deactivate and her access stops working on the very next attempt.

Common questions

If someone says the link does not work, check three things: the email matches the authorized one exactly, the access is Active, and the link is less than 30 minutes old. An expired link is no problem, just request another one on the access page. Removing an access does not delete proposals, sales or commissions: it only takes away permission to look.
