Construction, inspection, key handover and rescissions
The after-sales side of the vertical: publishing construction progress by milestone, inspecting the unit with an item by item checklist, recording the key handover and, when the deal is undone, calculating the penalty, the retention and the refund in a rescission or assignment that goes through approval and reverses the commission.
After signing, the buyer still has a long journey ahead: construction, inspection, keys. And sometimes the road runs the other way: the rescission. Three screens cover all of it.
Construction progress
Open Construction progress and click New update. Choose the Development and enter the Title, the Milestone (foundation, structure, finishing, for example), the % complete, the Date and the Description.
An update is born internal. Once it has been reviewed, use Publish so it appears in the Client portal; Unpublish takes it down without deleting the record. The screen also shows progress by development, so you can compare several launches side by side.
Inspections
Open Inspections & keys and click New inspection. Choose the unit, enter the Inspector and write the Checklist items, one per line, for example Kitchen, sink and Bathroom, faucet. Click Create inspection.
- Walk the property and mark every Checklist item as OK or Issue.
- Follow the summary, which counts how many items are ok and how many issues there are.
- When no issue is left, Ready for handover appears.
- Use Complete inspection to close it.
The inspection status is Scheduled, In progress, Passed, Failed or Cancelled. Each item sits at Pending, OK or Issue. The unit is only considered ready to receive the keys when every item is OK, with no pending item and no open issue.
Key handover
With the inspection complete, use Register key handover. The handover is recorded with a status of its own, and the buyer starts seeing the inspection in the Client portal. The handover is the milestone that ends the purchase journey and opens the post occupancy relationship.
Rescissions and assignments
Open Rescissions & assignments and click New rescission. Choose the Type, which can be Rescission, Assignment or Amendment, enter the Total paid by the buyer, the Penalty %, the Retention % and the Reason. The Preview calculates immediately.
- Penalty is the percentage applied to the calculation base.
- Retention is the administrative retention, also a percentage of the base.
- Refund is what goes back to the buyer, and it never goes negative: if the penalty and the retention exceed the amount paid, the refund is zero, not an invented debt.
A rescission has its own approval path: Draft, Pending approval, Approved, Settled, Rejected and Cancelled, with the actions Send for approval, Approve, Reject and Cancel. At the end, use Settle and reverse: the rescission is marked as Settled and the sale commission is reversed through an offsetting entry, without erasing the history.
Common questions
Settling a rescission does not return the unit to inventory on its own: change its status from the Sales mirror or from the Units & Lots screen, choosing Cancelled or Available, depending on what the developer decides to do with the property. Removing a construction update deletes only that record, and the history of the other updates stays in place.
