The Real Estate vertical turns SellioCRM into a sales and inventory system for developers, builders and land subdividers. It covers the whole journey: development, units and lots, sales mirror, proposal simulation, reservation, credit, contract, sale, commission, mortgage transfer, inspection, keys, construction progress, rescission and the client and broker portals. It is optional and only appears once an administrator enables it.
The Real Estate vertical is optional. While it is off, nothing changes in your CRM: the Real Estate group does not even appear in the menu. Once an administrator enables it, you get 22 new screens, grouped under the Real Estate menu, covering everything from launching a development to handing over the keys and the after-sales work.
Why the vertical exists
Selling a pre-construction home is not selling a product off a shelf. The same unit cannot be reserved by two brokers, discounts have approval limits, payment is a flow that runs for years with a down payment, a deposit, monthly installments, balloon payments and a payment at handover, the buyer's credit needs a document checklist, the commission is split between broker, agency and house, and a rescission has to give money back with a calculated penalty and retention. A generic CRM treats all of that as a text field. Here each of those points is a mechanism with rules of its own.
Three decisions set the tone of the module. First: unit status is real inventory, with permitted transitions and a concurrency lock, not a free-form field. Second: commercial policy lives in data you edit, meaning price tables, discount rules, approval authorities, lead sources and campaigns are catalogs, never code. Third: the developer's sensitive money, such as estimated cost and margin, is visible only to whoever administers the settings, never on the unit and never to the client.
Inventory and product
- Developments: register the development with its type (Incorporation, Condominium, Land subdivision, Urbanization, Commercial, Residential, Mixed use), address, phase, launch and delivery dates, counts of towers, blocks, lots and floors, and the companies involved (SPE, developer, builder, subdivider).
- Units & Lots: the development's inventory. Register unit by unit or import in bulk from a CSV spreadsheet, and change status from the list.
- Sales mirror: the visual read of the inventory. Every unit by status and color, filtered by status and by bedrooms, with a reservation straight from the card.
- Proposal simulator: composes the payment flow, calculates the present value and validates it against the active price table, flagging violations and the approval authority required.
Selling
- Reservations: reservations that are active, expired, renewed, canceled and converted, with renewal and cancellation (canceling frees the unit).
- Proposals: the proposals saved from the simulator, with cash flow, present value and approval authorities frozen, and the actions Send, Accept, Reject and Convert to sale.
- Lead sources: your capture channels (Portal, Paid media, Referral, Organic, Event, Walk-in, Other) with default UTMs, a duplicate policy and a distribution rule.
- Brokers: the sales force, with brokers, teams and partner agencies.
- Visits: schedule, record the outcome and track conversion, with a ranking per broker.
- Stands & duty: sales points and the duty roster, which keeps the same broker from being on two shifts at once.
- Credit analysis: a document checklist for the buyer with an SLA and a history.
- Contracts: generates the contract from a proposal using one of your templates, with versions, signers, PDF and sending for signature.
- Sales & commissions: records the sale and the commission split, with a statement and a reversal on cancellation.
After the sale
- Mortgage transfer: tracks the buyer's financing with the bank, from Requested to Disbursed.
- Inspections & keys: the unit inspection checklist and the record of the key handover.
- Construction progress: milestones and completion percentage per development, with the option to publish to the client.
- Rescissions & assignments: calculates penalty, retention and refund, goes through approval and, on settlement, reverses the sale commission.
Portals, marketing and integrations
- Client portal: authorizes buyers, by e-mail, to follow their proposals, contracts, inspection and construction progress.
- Broker portal: authorizes brokers to see their own proposals, sales and accrued commission.
- Campaigns: acquisition campaigns with cost and attribution by utm_campaign, showing leads and cost per lead.
- Real estate BI: the funnel from lead to proposal and from proposal to sale, VSO, no-show and revenue won.
- ERP: links developments and units to your ERP (Sienge, Mega or a generic ERP) and reads the data from there.
How to start, in the right order
- Enable the vertical in Settings, on the Verticals tab.
- Open Real Estate, then Developments, and create your first development with a name, type, city and status.
- Go to Units & Lots, pick the development and register the units, or use Bulk import (CSV) with the header code, tablePrice, bedrooms, parkingSpaces, privateArea, block, floor.
- Check the result on the Sales mirror: the units should show up as Available.
- Register the sales force under Brokers and the sales points under Stands & duty.
- Register your capture channels under Lead sources and, if you spend on media, your Campaigns.
- Use the Proposal simulator to compose your first payment flow and save the proposal.
- Follow the path Reservation, Proposal, Credit analysis, Contract and Sale, and watch the result in Real estate BI.
Permissions and limits
Enabling or disabling the vertical is up to whoever administers the organization. Once it is on, the screens follow the normal permissions of your access role. A unit's estimated cost and margin are the exception: they appear only to whoever administers the settings, and are never shown on the mirror, on a proposal that has been sent, or in the portals.
If you disable the vertical, the screens leave the menu and the functions stop responding, but nothing is deleted: developments, units, proposals, sales and history stay stored and come back when you enable it again.
